Integrated residential development project includes construction of housing, social, business and trade facilities and recreational areas. Its total area will be 255 hectares. The residential area is located not far from terminals of Ust-Luga Sea Merchant Port and an administrative centre of Vistinsky settlement. The design capacity is to build housing for 11 thousand people. Besides middle-rise (3-5-storeyed) buildings there will be townhouses, detached houses and cottages. Structural solutions of the constructed buildings will meet all modern requirements and blend into the natural landscape creating single housing style.
The project will use the existing natural ecosystem to create landscape and recreational areas. With the regard of the natural landscape the recreational area may host a ski resort including hotels, restaurants, entertainment and trade centres, apartments, modern sport facilities. There may be arranged a golf field, multifunctional recreational park or other buildings and facilities in accordance with the chosen concept.
Housing plan structure is formed with regard to interconnected location of social centres, housing, streets, recreational facilities for public use as well as with plan structures of surrounding settlements and natural peculiarities of the area. The general planning composition is made according to the amphitheatre principle with regard to the natural terrain of the area. Presence of the social facilities will provide complete social infrastructure and services necessary for development of a modern settlement.
